  • The clients were under pressure from the new build sales team to have a mortgage in place to secure the property.

  • A lender that did not have a debt-to-income ratio and were comfortable with small deposits on new builds.
  • Advice was given about which commitments should be paid down prior to completion to make the case and the clients more attractive to a lender.
  • We evidenced to the lender that the clients would still be in a strong financial position and able to keep up with the new mortgage payment, alongside all their existing commitments.
