The Clients & The Goal

  • The Clients & The Goal: 2 x first-time-buyers who had an offer accepted on their first home. Mrs had unsatisfied CCJ’s and defaults that were around 4 years old.
  • The house was a £400k purchase and they had a 10% deposit

The Challenge

  • The unsatisfied defaults and CCJ’s were all in excess of £1000, high street lenders were not prepared to consider the application.
  • The clients were desperate to secure their first home before the defaults fell off the credit file in around 2 years’ time.

The Solution

  • We arranged through a specialist lender who had a policy of ignoring adverse where it was more than 3 years old. We looked for a 2 year deal as the clients credit file would have significantly improved in 2 years’ time and high street lenders would become interested at that point.
  • Fix for 2 years with a view to remortgaging in 2 years’ time to a high street lender.
  • Specialist lender who only look at the most recent 3 years on a clients credit file.

  • The application was successful, allowing the clients to get on the property ladder before the credit file had recovered.
